SALT LAKE CITY, December 1, 2022 /PRNewswire/ — Today, global residential brand Common and national development corporation McWhinney began renting new residential micro-apartments in one of two towers in Salt Lake City which formerly served as a hotel. The building, which now operates as Lattice, is located at the intersection of the Downtown and Granary neighborhoods and will add much needed capacity to address the dearth of attractive and affordable urban living options in the city.
“By opening the doors of these new micro-units in the Salt Lake City is a significant opportunity for us to help mitigate the city’s growing demand for accessible housing options as we seek to grow our real estate portfolio in Utah. Our team is working hard on the detailed design and development plans for the property near the building, but we didn’t want to delay making these residences available through an expedited process,” said Christine Springerexecutive vice president of commercial and mixed-use development of McWhinney.
After being selected by McWhinney and its development partner, RL Group, to manage the building earlier this year, Common has now begun marketing the 184 residences for short- and long-term leases. Lattice will be the first collaboration between McWhinney and Common, as the two organizations plant flags in from utah capital city. Applications are now available for move-ins starting this month, with rent starting at $1,225 per month.
NEW TO SALT LAKE; NOT NEW IN REAL ESTATE
Established in Colorado, McWhinney is a real estate company whose projects are now located in six different states. The company creates sustainable communities that provide a true sense of place, promote belonging and enable connectivity for residents, workers, visitors and guests. Some of their most visible projects include the mixed-use redevelopment of from Denver Union Station and the Dairy Block mixed-use microdistrict. McWhinney was introduced to this redevelopment project by local partner RL Group because of their significant experience in multi-family housing.
The adaptive reuse of the existing skyscraper at 161 W 600 S, which once functioned as a hotel, was important to the development team as they explored all options for the property.
“The prospect of reusing and re-imagining an existing building really attracted us to this project site, as it aligns perfectly with our sustainability goals. With the trend towards smaller apartments in urban environments, the conversion of ‘former hotel rooms into long-term rental units made a ton of sense for this community,’ said Chad O’ConnorSenior Multifamily Development Manager for the McWhinney team.
Lattice will feature studio residences, coupled with a robust suite of amenities including a residents’ lounge, fitness center, bike storage, conference room, dedicated coworking space and hall event space dining room for residents. 56 of the 184 residences will be rented fully furnished, rentable for short or long term, providing a great option for seasonal visitors, digital nomads and businesses.
“We are delighted to be working with McWhinney to open and operate our first Salt Lake City home and, in doing so, create accessible, community-focused housing for Salt Lake City tenants. Common has long been a champion of the power of innovative housing types to alleviate the nation’s housing crisis, and Lattice is the perfect example of how these units promote sustainability and affordability,” said the CEO of Common, Karlene Hollomansaid: “This is just the beginning of Common in Utahand we look forward to contributing to a bright future for Salt Lake City.”
